Rich, colorful past for Old West Austin home

Joanne and Randy Hankamer consider themselves lucky to have been the caretakers of the James Raymond Johnson house at 1412 W. 61/2 St. in the Old West Austin neighborhood. The 1877 home was built on land originally owned by Johnson's uncle James Raymond, treasurer of the Republic of Texas and later the State of Texas.

The Hankamers bought the home in 1992 and spent a year working with architect Emily Little and contractor Chuck Vorspan to restore it. The project received a Heritage Society of Austin Historic Preservation Award.

Now, with their daughters grown, the Hankamers are ready to find the home's next caretakers. They have listed it for $1,995,000 with Ellen Kelsey of Coldwell Banker United Realtors.

Guests at this Queen Anne-style home might imagine the beautiful home with its two-story bay windows and wraparound white railed porch and balcony is close to its original state. However, when built, it was much more boxy, resembling the 19th-century Pillow family houses on West Ninth Street.

In the late 1890s or early 1900s, owner Hans Gammel added the western addition, which included the Queen Anne-style bay windows, as well as the porches and balconies. The Hankamers found an 1898 coin in one of walls of this addition, giving some clues as to when it was added.

The Hankamers found other evidence of Gammel's time in the house. The walls where the kitchen is now had thin strips of wood veneer with horizontal gaps. Joanne Hankamer believes the room to have been Gammel's office, and the gaps in the veneer were where shelves rested. Gammel is known in Texas history for taking the state's legal documents that were damaged in the 1881 fire at the Capitol and republishing them with updates in 1898 as "Laws of Texas, 1822-1897."

The Hankamers unpeeled other layers of the home that had changed. When indoor plumbing was added, the pipes were left exposed. Later, new owners covered these pipes in fabric; then another set of owners built wood boxes around them. As part of the restoration, the Hankamers had the exposed pipes removed and ran the pipes into the walls. They also redid all the electrical and heating and air conditioning.

The age of the property and its noted past owners helped it become an Austin Historic Landmark in 1980. And like the house's design, the address has changed over time. Originally, it was known as "fourth house west of Blanco." Later, the 20-acre estate had a Sixth Street address. Time passed and parts of the front lawn were sold. West 61/2 Street was created, but the home's address on that street was originally 1416, and that is how it's listed in city landmark records. Today, the tax records reflect 1412.
